1. PROPERTY MANAGEMENT
Tenancy Agreement – negotiating all terms in a tenancy agreement with the tenant on your behalf and drawing up legally binding tenancy agreements
Check in Reports – preparing move in and move out property condition reports, detailing all deficiencies for security deposit protection for both parties
Rental Collection – collection of post dated cheques from tenants and/or collection or rents from the properties, on the due dates
Handling complaints – responding to and handling complaints from tenants and negotiating for solutions on your behalf in a professional and diplomatic manner
Property Inspections – conducting daily walk through inspections of common areas to ensure the property is in reasonably maintained condition. We will conduct monthly suite inspections if there is suspicion of illegal activities in the suite or house
Correspondence – handling all correspondence from tenants, local authorities, Revenue Canada, utilities companies, etc., on your behalf
Site Management – supervising maintenance, renovation and any repair jobs required for your rental property. We negotiate for best rate, or, can obtain quotes for owner’s approval
Rent Increase – negotiating rent increases with the tenant; drawing up and serving the notice of rent increase forms.
Representation- representing you at all arbitration hearings, if a dispute cannot be resolved by negotiation
Eviction – evicting tenants when necessary, such as: non-payment of rent, legitimate complaints from neighbours, excess damage done to the rental property, subletting without our consent, and illegal use of the rental property
Claiming Security Deposits – claiming from the tenant to cover for damages, if necessary
Emergency calls – responding to emergency calls 24 hours a day
